Vancouver-area home sales inch up 1.2% in Sept, remain below long-term trend

The Vancouver-area real estate board reports that September home sales saw a slight year-over-year increase but continue to lag significantly behind long-term historical trends.

Greater Vancouver Realtors stated that the 1,875 sales recorded during the month marked a 1.2% increase from last year. However, this total was still 20.1% below the 10-year seasonal average.

The association noted that the Bank of Canada’s rate cut last month, coupled with expectations of another cut before the end of the year, could provide some encouragement to the fall market.

New listings in September totaled 6,527, representing a 6.2% increase from the previous year.

The resulting increase in inventory pushed total listings up 14.4% from last year to 17,079 homes in September. This figure stands 36.1% above the 10-year seasonal average.

The surge in listings contributed to a 3.2% decline in the home’s composite benchmark price from last year, which now sits at $1,142,100.
