BC sees stronger residential sales in June, despite overall price dip

A new report indicates that most regions in British Columbia experienced an increase in residential unit sales in June.

The British Columbia Real Estate Association (BCREA) announced that 7,162 residential unit sales were recorded across Multiple Listing Service (MLS) Systems in June, marking a 1.3 percent increase from June 2024. However, the average MLS residential price in BC for June dropped by 4.2 percent to $954,065, compared to $995,614 in June 2024.

The total sales dollar volume for the month was $6.8 billion, a 3 percent decrease from the same period last year. Despite the recent uptick in unit sales, BC MLS unit sales in June were still 23 percent lower than the ten-year June average.

Brendon Ogmundson, BCREA Chief Economist, commented on the market’s performance, stating, “Many regional housing markets across BC remained resilient through the second quarter, with only the Lower Mainland falling below sales activity from the previous year.” He further elaborated, “Until broader uncertainties are resolved, we expect overall housing activity in the most expensive areas of the province to continue lagging behind other regions that have steadily recovered since the onset of tariff uncertainty.”

Year-to-date figures show that BC’s residential sales dollar volume is down 11 percent to $34.2 billion compared to the same period in 2024. Residential unit sales have also decreased year-over-year by 7.1 percent to 35,847 units, while the average MLS residential price is down 4.2 percent to $954,241.
